Well, the summer is rolling along and I am happy to report that business has picked up in Maggie Valley and Haywood County. There is not a gold rush atmosphere by any stretch of the imagination, but the phone is ringing, folks are walking in, and other agents are showing our listings. All good news, but you cannot help to be on pins and needles that it will all end tomorrow. As a company we continue to build our listing inventory both residential and land listings. Below is a look at the July numbers for this year compared to last year for Haywood County NC for residential sales.

Total Closing: 53 68 Average Listing Price: $226,762 $260,109 Average Sales Price: $211,163 $248,423 List/Sale Ratio: 93.1% 95.5% Average Days on Market: 121 119 The big change from this year to last year is the prices. Yes, the sales volume is down, but the prices are also way down. Hate to beat a dead horse, but good rates, good prices, HUGE inventory! It may be the best time in our history to buy. 55 residential listings sold in May of 08 compared to 68 during the same time period last year. Below is a breakdown of the month of May for 2008 and 2007 and is for all of Haywood County and includes residential, condos, and townhomes.

I hope you had a great Memorial Day Weekend! It was a gorgeous weekend in the mountains of Western North Carolina! To answer the most important question up front, YES! The market is picking up in the mountains. We are seeing very heavy traffic during the weekends especially on festival weekends.
I pulled some comparison statistics looking at ALL transactions from the beginning of the year through today. This includes residential, condo, townhouse, vacant land, etc. This will give you a glimpse of our markets performance through the first 5 months of the year compared to last year.

The numbers say it all! We are down significantly over last year. We are very confident that the market will pick up steam into the summer and fall months and the final numbers will not be as bad. As I have said in numerous other reports, pricing is the most important key in this buyers market.
Prices continue to decline in Haywood County which again is good news for buyers wanting to buy in the mountains. Below are some comparative statistics for January 1, 2007 through April 30, 2007 and the same period this year. These statistics are for residential sales including condos and townhomes.

Closed Listings: 269 Average Listing Price: $263,298 Average Selling Price: $249,091 List/Sell Ratio: 94.6% Average Days on Market: 141 1/108-4/30/08 Closed Listings: 175 Average Listing Price: $255,570 Average Selling Price: $239,245 List/Sell Ratio: 93.6% Average Days on Market: 169 As you can see average listing and sales prices are down, list to sale ratio is down, and average days on the market is up in 2008. Again, the silver lining is lower prices, greater negotiation ability, and greater choice of homes. As history has proved time and time again, the best time to buy is when everyone else is selling!
